Terms and Conditions1- Check-in and Check-outCheck in Is at 3 P.M. Check out is at 11 A.M. HOLIDAY CHECK IN DEC 17-JAN-7 IS 4 P.M. AND CHECK OUT IS 10 A.M. Check in is at 713 Pine Knot.
** Village Reservations reserves the right to substitue a comparable property should an unforseen problem arise with the rented property or if their are more people than the rented property occupies.** 2- Reservations made in AdvanceYour credit card will be charged for the total amount including all taxes and fees at the time the Reservation is made. If you make special arrangements to only pay 1/2 the amount when you make the reservation the 2nd half is due 15 days prior. Holiday Reservations have to be paid in full 30 days prior. 3- Security DepositThis Security Deposit Protection plan covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of [$3000.00]. Any damages that exceed [$3000.00] will be charged to the credit card on file. If, during your stay at one of our Rental Properties, an Insured Person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3000.00. Certain terms and conditions apply. Full details of the Security Deposit Protection coverage are contained in the Certificate of Insurance or Insurance Policy. The Security Deposit Protection can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly Village Reservations any amount payable under the terms and conditions of the Security Deposit Protection. Please contact Village Reservations directly if you do not wish to participate in this plan or assignment.
If you decline the Security Deposit Plan you will be charged a fee of between $300.00 and $2000.00 depending on the house. This fee will be charged at the time the reservation is made and not returned until 21 days after your departure.
4- Maximum OccupancyIf occupancy exceeds that of the maximum occupancy allowed for the property, you will be charged accordingly and/or will be immediately removed from the property with NO REFUND.
5- Cancellation PolicyA $75.00 charge or 10% of the reservation total, whichever is greatest, will be applied for all non-holiday cancellations made 2 or more weeks prior to arrival. For cancellations made less than 14 days in advance prior to arrival and for all Holiday cancellations, the total sum (reservation total) will be forfeited unless we can rebook the night(s). Any Holiday reservation not fulfilled is grounds for forfeiture of all rental monies. 6- Credit Card PolicyPlease be advised that if you gave a credit card for your reservation, deposits, etc., and do not comply with the above policies, your credit card may be charged. As part of an on-going effort to ensure your security, the credit card used at booking must be presented at check-in by the cardholder, along with a current I.D. VRS/ABB has the right to refuse service and/or cancel a reservation if the credit card and cardholder are not present at check-in.
7- Checkout PolicyNO compensation will be considered for complaints made at or after check-out. Any problems need to be reported at check-in. NO compensation will be considered for a non-operable spa or Jacuzzi. KEYS MUST BE DROPPED OFF AT OUR OFFICE - 713 PINE KNOT AVE. - DO NOT TAKE KEYS BACK TO ALL PROTECTION ALARM!
8- After Hours-Key Drop OffAfter Hours key pick-up is at All Protection Alarm, located at 41937 Big Bear Blvd., Big Bear Lake, in Summit Plaza, just East of Summit Blvd., across the street from the Sheriff’s Department. **There will be a $12.00 key pick-up fee for all check-ins at All Protection Alarm, which will be added to your credit card charge(s) by Village Reservation Service.** KEYS MUST BE DROPPED OFF AT VILLAGE RESERVATION SERVICE AT 713 PINE KNOT AVE.. There is a key drop (bird house) for the keys if the office is closed. IF KEYS ARE NOT RECEIVED, A $25.00 CHARGE WILL BE ADDED TO YOUR CARD FOR REPLACEMENT OF KEYS. DO NOT DROP KEYS AT ALL PROTECTION ALARM FOR ANY REASON. IF KEYS ARE LOST, YOUR CREDIT CARD WILL BE CHARGED FOR MAKING NEW KEYS. **ALL PROTECTION ALARM DOES NOT ACCEPT ANY PHONE CALLS FOR ANY REASON – IF YOU HAVE A QUESTION OR IF YOU NEED DIRECTIONS, PLEASE CALL (909) 866-8584.**
9- The Rental is Privately OwnedThe property you have rented is privately owned and Village Reservation Service reserves the right to refuse service to anyone. We are not and will not be held responsible for any loss or injury, by any means, of any kind, incurred on the premises. It is understood and agreed that Village Reservation Service/Accommodations Big Bear and/or their principals are acting as Agent of the Owner and not as principal and that Agent shall not be held liable to lessee or guest(s). Village Reservation Service/Accommodations Big Bear has no control over the mechanical operation of spas and/or Jacuzzis. Spas/Jacuzzis are professionally serviced and cleaned on a weekly basis. NO COMPENSATION WILL BE CONSIDERED FOR INOPERABLE SPAS AND/OR JACUZZIS
10- No PetsNO PETS are allowed and NO SMOKING is allowed unless the property rented is pet or smoking specific. Violators will be charged a MINIMUM extra cleaning fee of $100.00 to return the property to its original condition and/or removed from the property immediately with NO REFUND.
11- Plowing is Not GuaranteedIf the property you have rented has not been plowed and you cannot get into the driveway, please call our office. We will do all we can to get someone out to the property as soon as is possible.
12- Check-in TimeCheck-in time is any time after 3:00 P.M. (for reservations from Dec. 17 – Jan. 7 check-in time is any time after 4:00 P.M.) and is not guaranteed. Check-in time is based on the previous guest checking out on time and any cleaning and/or repair work being concluded. Check-out time is by 11:00 A.M. (by 10:00 A.M. for reservations from Dec. 17 – Jan. 7). Any late departures will be subject to an additional charge of one nights rental, plus tax; unless prior arrangements have been made.
13- Key Drop OffUpon Check-out, KEYS MUST BE DROPPED OFF AT VILLAGE RESERVATION SERVICE AT 713 PINE KNOT AVENUE. There is a Key-Drop (bird house) right outside the front door if the office is closed. IF KEYS ARE NOT RECEIVED, A $25.00 fee will be charged to your credit card. DO NOT drop keys at All Protection Alarm for any reason. ALL PROTECTION ALARM HANDLES LATE CHECK-INS ONLY!
14- Right to Charge ReservationLessee understands that once a credit card number has been given, Village Reservation Service has the right to charge said card for monies due on reservation. Reservation is confirmed only when all signed paperwork and payment has been received.
15- Must Comply with Ordinance RulesLessee understands that they must comply with ordinance rules and regulations set forth in the “Notice Agreement” and that any variation will result in immediate removal from the property with NO REFUND AND NO COMPENSATION. Lessee understands that any disturbance that results in any Law Official, Fire Official or Code Compliance Official going to the property may result in the immediate removal from the property with NO REFUND AND NO COMPENSATION.
16- If Problem, Please CallIf you have a complaint or a problem with the property, please call UPON CHECK-IN. NO COMPENSATION WILL BE CONSIDERED OR MADE FOR ANY COMPLAINTS MADE AT OR AFTER CHECK-OUT!
